The Challenge:

Kindred Works wants to build more than 100 affordable homes, using existing lands. They plan on using sustainable wood products and providing most of their homes as below-market affordable rentals. To accomplish this, Kindred Works focused on three (3) designs for all their properties – a low-rise design, a mid & high-rise design, and a heritage design that re-uses some existing buildings.

With such an ambitious development of more than 100 properties, aiming to offer specific design input on every single property would be a poor use of resources & prove ineffective. To assist Kindred Works on their goal, Aercoustics customized our services to offer design assistance for each of three designs. This ensured that all the necessary acoustical consulting could be applied to each design, and then taken and built as needed in different locations.

Secondly, because of the intent to use CLT in residential applications, this proved a further challenge. The use of wood in building is a sustainable design feature, but it does pose unique acoustical challenges in residential designs since there are stringent acoustic targets in the Ontario Building Code.

The Innovation:

Aercoustics is providing design guidance to the entire design team, ensuring the recommendations can be applied across all design types, and properties, as they are being built. Unique issues do come up across specific sites and Aercoustics is responding to the client on the issues.
