The Challenge:

A purpose-built office building for Big Tech in downtown Vancouver. The challenge was to meet the escalating standards of premier tenants and the evolving office-space culture. 402 Dunsmuir includes a fitness centre, which presents concerns of noise mitigation for Vancouver industries, particularly regarding noise and vibration impact on adjacent levels from music and equipment use. There were also traffic noise concerns, with potential intrusions from the busy adjacent roads, requiring strategic noise mitigation for Vancouver industries to ensure a productive work environment.

The Innovation:

Acoustic design to attract top talent—these buildings need high performance and flexibility for acoustics. This meant designing to meet higher performance targets and delivering base building conditions suited to top-tier tenants and their amenities. The fitness centre required upgraded sound and impact isolation between floors, a key aspect of noise mitigation for Vancouver industries where mixed-use spaces demand careful acoustic planning. For traffic noise, we collected noise monitoring data on-site as the basis for recommended sound isolation in the building façade glazing, ensuring an optimal acoustic environment.
