The Challenge:
The four-storey mixed-use project includes a 350-bed student residence and academic building with common facilities including a community kitchen, flexible work and study spaces, a cafeteria, seminar rooms, teaching and event spaces. The project features hybrid timber construction and is targeting Toronto Green Standards Tier 4, LEED Platinum and Zero Carbon.
Mass timber construction can have significant implications for sound isolation performance for residences. Our team also addressed construction vibration impact to the dense historic campus and neighbourhood.
The Innovation:
Aercoustics provided detailing for additional structural isolation requirements to limit sound flanking horizontally and/or vertically from room to room through the CLT structure.
We also provided a Zone of Influence study for the City of Toronto and construction vibration monitoring – addressing potential vibration impacts of construction activities on neighbouring sensitive receptors, including several heritage properties.
